Time to go Shopping

You are now armed with a pre approval letter and have hired a Northern VA real estate expert to guide you through the home purchase process and teach you about home ownership.  It’s time to go house, townhouse, or condo shopping!

Listing Search on Auto

Visit your favorite web site for searching real estate in Northern VA, hopefully it’s our Property Search tool, which is more accurate than the other more popular sites as our tools pulls straight from the local MLS.  Set up an account so that you can keep track of your favorite listings and save your search criteria.  The property search web site you choose, should allow you to set up auto emails, so that new listings that fall into your criteria are automatically emailed to you daily.

Take a Drive

The absolute best way to get to know the neighborhoods, complexes, or subdivisions, which interest you is take a drive.  Drive around at different times of the day and get a feel for what it would be like live in the area.  Start getting a sense of the properties available in those areas.

The Northern VA Commute

Almost all my clients, even those who have lived in Northern VA their whole life, ask about commute times when they narrow down a particular area of Northern VA.  I have discovered that the brilliant engineers of Google Maps have a great little tool in their direction function of maps, a departure time.  Once you enter your starting address and ending address into google maps, just below the address’s you entered is, departure time and date.  This will give you a range with the typical fastest time and slowest time.  Split the difference of these two times and that’s about the average travel time.

Time to Tour Listings

Select a few properties that interest you the most and contact us to make appointments to visit them.  Typically, we can get you access to your favorite listing within 48 hours and most times much sooner depending on the owner and properties available showing times.

The first day out looking at available listings, expect to have multiple properties to tour, however, I’d recommend a max of 7 listings in a single day.  Any more than this, you will mix up the details of each home, and certainly be exhausted.

Time to Buy

Once you have picked out the property you want to purchase, your real estate agent can help you make an offer that the seller will accept.   A good agent will investigate the current value of a home with a CMA, Comparative Market Analysis, before submitting an offer.   Every home, home buyer, and specific situation is unique and the reason you will find very little advice from me on negotiating tactics.  There is no, one size fits all when it comes to negotiating.
